10 Federal Storage New Builds & Renovations

These projects involved the new builds or renovations of climate-controlled self-storage warehouses. The new one-story PEMB structures involved site work such as concrete, storm drains, and fire tanks. In Arlington, a 50,000 sf vacant warehouse was remodeled into a new self-storage facility.

The View at 203 Apartments

This design-build 23-story post-tension concrete high-rise includes nine levels of parking and 204 units with 648 beds above in floors 10 through 23. Amenities feature two pool decks, sky lounge, study lounges, podcast room, fitness center, kitchen, and wellness spa.

This 10-story Type IA building near FSU includes 782 beds in 277 upscale units over a structured garage. Built with one-way and two-way post-tensioned concrete, it features retail space, wellness center, indoor basketball courts, and rooftop pool deck designed to meet Fitwel standards.

The Penny High-Rise Apartments

This new 20-story high-rise is post-tension concrete structure housing 199 units with 605 beds, and 615 parking spaces on the first eight levels. Amenities include a 9th-floor pool deck with hot tub, outdoor kitchen, study lounge, fitness areas, and multiple study spaces.

Hermann TDS East Belt Industrial Build-to-Suit

Rycon was the design-builder for a warehouse featuring tilt-up concrete panels, steel framing, 36’ clear height, high-density storage, 40 loading docks, and a 22,000 sf high-end office. HVAC and site systems support operations. Site work included stormwater management and landscaping.

Imeca Lumber & Hardware Distribution Center

This new distribution center features tilt-up concrete panels with a steel and bar joist structure. The facility includes 5,000 sf of mezzanine storage and 28,000 sf of high-pile warehouse space, with two loading wells and a flat dock. Site work included a truck drive and stormwater system.

A commercial space was converted into a sandwich shop through an efficient remodel. Work included selective demo, new framing and drywall, custom millwork, kitchen equipment installation, painting, and updated lighting. MEP systems were also upgraded to meet modern standards.

A renovation was completed in this four-story office building with adjacent suites occupied, requiring after-hours work for noise control. Scope included selective demo, electrical and mechanical upgrades, and high-end finishes for private offices, a conference room, lobby, and break room.
