Rycon and Ware Malcomb were the design-builders for the tenant improvement of 501,000 sq. ft. FedEx package distribution facility. The scope included shell modifications with MEP upgrades inclusive of fire alarm upgrade, CO2 detection and abatement system, electrical service upgrade for material handling unit (MHU) requirements, and service for new offices. Interior design added three (3) new office locations inclusive of restrooms, break rooms, conference rooms, workstations, storage rooms, and IT data center. Exterior and shell improvements consisted of new dock doors, bollards, fencing (interior and exterior), and parking (interior and exterior). The space holds packaging and sorting conveyor lines, 74 dock doors, four (4) overhead drive-in doors, and support/management offices. The surrounding parking areas allow for 627 standard vehicles, 161 spaces for long trailers, and 66 spaces for delivery vans.
