Historic Mixed-Use Redevelopment Gastonia

Project Scope

Adaptive Reuse
This multi-phase adaptive reuse of a historic building covers 30,000 sf across four phases. The redevelopment will create a mixed-use space with occupational medicine, physical therapy, The Federalist restaurant, and office space or an art gallery.
Vehicle Pass-Through
Phase 1 spans 3,100 sf and introduces a first-floor vehicular pass-through, providing access to parking. Work includes selective demo with shoring and traffic control, followed by structural upgrades including vertical steel supports, horizontal I-beams, and wide flange members for reinforcement.
Historic Preservation
Architectural finishes will feature a RockCast stone facade, copper ceiling, and historically-styled lighting to preserve the building’s 100-year-old character. The downtown location requires coordination of sidewalk and street closures.
