3 Crossings Factory 26 R&D/Tech-Flex Office

Project Scope

Adaptive Reuse
Located on an urban site in the Strip District “Robotics Row”, this adaptive reuse consisted of converting a historic warehouse into offices for R&D and tech-flex industries.
Historic Challenges
Originally built in 1920, the building now houses robotics and AI tenants. Past renovations made it difficult to identify load-bearing walls, so Rycon partnered with designers for upfront testing. The team also addressed over 10 sewer laterals using X-ray and dye testing to safely cap lines.
Facade Upgrade
Exterior work encompassed a new facade, sidewalk, parking lot, loading docks, and masonry restoration. Interiors included demo and fit-out, a 10,000 sf warehouse, new MEP systems, and a blast-proof vault room to house a transformer.
