32-Story High-Rise Renovation

Project Scope

Occupied Renovation
This renovation modernized an occupied high-rise. The lobby work was performed off hours to keep the 32-story building operational. Work was sequenced to minimize temporary enclosures and avoid shutdowns of main entry points.
Phased
Utilizing phases, each floor underwent demo with asbestos abatement, installation of new MEP systems, updated restrooms, conference rooms with advanced A/V technology, and open collaboration areas featuring movable partitions.
Extensive MEP
The core/shell electrical scope included new utility transformers, a parallel 480V bus duct, a 1,000 kW generator, and updated transfer switches and switchgear. MEP upgrades included new AHUs, fire pump, sanitary risers, stairwell pressurization, and a redesigned DDC system.
