This former 109,000 sq. ft. two-story Sears was converted into four separate areas including Dave & Buster’s, two restaurants, and a new Dick’s. The scope of work included demo, site work, new facades, and new rooftop mechanical equipment. The 40,000 sq. ft. Dave & Buster’s work proved challenging due to its 22-week construction schedule which required a substantial amount of coordination with the Owner’s vendor installers and suppliers. Rycon encountered a very challenging Fairfax inspection schedule and the project required 10 to 15 electricians on-site daily due to the broad electrical scope. The complex kitchen area required perfect MEP rough-ins to accommodate installations of kitchen equipment. Tenant improvement work consisted of shell improvements for Dick’s Sporting Goods including HVAC duct shafts, upgrade and expansion of electrical utilities, utility rough-in, structural infill of second floor duct shafts, overhead sanitary and storm line adjustments, and decommissioning of central plant. The scope of work for the new Dick’s Sporting Goods/Golf Galaxy combination store included tenant fit-up on the lower level, new rooftop mechanical units, exterior demolition, and rebuild of two new storefronts.
