Downrite Engineering Gulf Coast Office

This ground-up, 5,000 sf two-story project includes a shell and build-out with concrete footers and slab, CMU walls finished with epoxy paint and stucco, concrete tie beams, canopies, storefront systems, pre-engineered wood trusses, hollow core precast concrete plank floors, precast concrete stairs, metal roofing, and associated MEP systems such as exhaust fans, condensing units, AHUs, and garage oil separators. The interior layout features three offices, restrooms, a lobby, and parts storage on the first floor, with two offices, meeting room, break room, additional storage, and a mezzanine on the upper level. A central high-bay area provides two-story maintenance bays with six roll-up steel doors. Site work included a CMU dumpster enclosure with slat panel doors, concrete slab, parking, utilities, and landscaping.
